Under the supervision of the Construction Services Manager, the Centralized Scheduling Manager is responsible for CPM scheduling supply chain management for each home under construction. 

 

ESSENTIAL DUTIES AND RESPONSIBILITIES

 

The CSM duties and responsibilities include:

 

1)      CPM Schedule template creation, maintenance, refinement, and accuracy

2)      Assuring that all PO’s are associated with schedule tasks

3)      Processing daily schedule updates with continual communication with supers and trade partners

4)      Monitoring trade capacity, predicting and resolving production bottlenecks, and improving on cycle times

5)      Scheduling tasks outside of templates – manual PO’s and change orders

6)      Training of superintendents and trade partners on proper use of scheduling system

7)      Managing information flow to the field – supers and trade partners

8)      Preparing and distributing various management reports for weekly updates

Under the supervision of the Division President, the Sr. CAD Operator will develop new plans and plan portfolios.  They will also prepare all standard & residence specific plans in CAD as directed.  Complete a full set of working drawings for the construction of the homes including but not limited to: plot plan, floor plan(s), roof plans, exterior elevations, electrical plans, permitting, structural options and other duties as assigned.

 

QUALIFICATIONS

Proficient knowledge and experience in CAD as applied to the development of residential construction documents.  The requirements listed below are representative of the knowledge, skill, and/or ability required.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES

Include the following. Other duties may be assigned.

 

1)      Knowledge of drawing techniques familiar with architectural drawing practices, skills and familiarity with industry and jurisdictional practices and standards.
--Working knowledge of AutoCAD a must.  Sketchup Pro, SoftPlan and/or PlanSwift is a bonus.

--Field experience in any construction capacity is preferred.

 

2)      Duties include, but are not limited to:

--Drawing New Floorplans
--Drawing Site Plans
--Resident-Specific Home Plans
--Analysis of Home Selections
--Designing Floor Plans and Elevations
--Keep Master Plans, Documents, and Documentation up to date
--Optimization of drawings to efficiently utilize materials

3)      Coordinate with the estimating and purchasing disciplines to ensure that working drawings are consistent with the approved product standards and specifications.

 

4)      Revise all plan portfolio information and specifications in accordance with established procedures, and communicate all changes to all affected end users (i.e. sales, marketing, construction, etc.).

 

5)      Demonstrate the ability to work independently or in a group setting towards the timely completion of a variety of assignments with aggressive deadlines.

 

6)      Proficient experience with Excel, Word, Outlook and web browsers.

 

7)      Requires excellent organizational, communication, and interpersonal skills.

 

8)      Ability to work extended hours as necessary to complete assignments.

 

9)      Detail oriented, self-starter who works well with others.

 

10)  Execute all assignments within established timeframes.

 

11)  Ensure consistency between drawings and construction activity, and resolve any discrepancies identified during field observations.

 

12)  Verify own completed work by back-checking digital drawings files for accuracy and compliance with 4Corners Homes drafting standards prior to release for construction on all homes to be built.

 

13)  Perform other related duties and responsibilities as assigned by the Division President, relative to all 4Corners departments and personnel to achieve company goals.

Part Time New Home Advisor Job Description and Expectations

Convert online leads, live chats, phone calls and general inquiries to appointments. Create and manage customer follow up system through CRM and related systems. Service existing customer's online inquiries with brief answers and then redirect to customer's onsite sales executive.

 

Primary Job Responsibilities:

  • Respond to all inquiries IMMEDIATELY - studies show first 5 minutes give you 80% chance of sale
  • Follow-up with phone and online leads until appointment is set and held with onsite sales executive
  • Work prospects that are currently listed under a community sales manager, but have been neglected or no contact has been established
  • Provide consistent follow-up to online prospects with the goal of setting an appointment with a community sales executive
  • Strategically provide information and marketing material to prospects
  • Constantly update CRM system with most current and accurate prospect information
  • Create and deliver ongoing prospect email follow-up/lead nurturing campaigns
  • Monitor and research the competition and their online activities
  • Fairly distribute appointments among salespeople with the first priority being what is best for the customer & 4Corners Homes
  • Perform additional responsibilities as requested/needed

 

Education/Skills Required:

  • Associate’s Degree in communications, marketing, or equivalent experience.
  • Minimum 2-3 years in sales or customer service experience.
  • Customer focused and personable
  • Working knowledge of CRM systems
  • Solid organizational, planning, and managing skills
  • Must be able to learn and follow proven sales process
  • Working knowledge of the home building industry a plus

 

Schedule:

  • This position could be performed from a remote office part of the time.

 

Compensation:

  • Income earning potential up to $45,000+ per year based on appointments set and appointment sales converted
